Application Policies: 


Allan-Leigh Estates Property Management uses RHR Rental Services
to process our rental applications.  You can access our applications by
CLICKING HERE.

We require a $40 application fee per adult for the cost of processing an application..
When considering renting an apartment or home, we screen applicants based on a specific criterion.  Some of the items we screen for are:

  • Landlord References
  • Criminal History 
  • Credit History
  • Employment/Income Verification 

We require a pre-release deposit that is usually equal to the monthly rent to hold the apartment through the application process.

Lease Policies:

  • We use a written lease agreement that complies with the Minnesota Plain Language Act  - (MN Statute Section 325G.29-325G.36).
  • Our standard lease duration ranges from 6-12 months.
  • Typically, after the initial lease term, leases continue on a month-to-month basis requiring a two-month written notice to vacate.
  • There is a $100 penalty for giving notice to vacate for either December 31st or January 31st.
  • Subletting is NOT permitted without management's approval.
  • We offer a $50 referral credit to current Residents.
  • Pets are typically not allowed, but management reserves the right to consider them on a case by case basis.  If pets are accepted there is a pet fee for each pet that must be paid.  Also, a pet agreement with specific requirements/regulations must be executed.
